Most homeowners think of gutters as trim. Something that keeps rain off the front steps. That is not what they do. A gutter system is the only thing moving thousands of gallons of water off your roof and away from your foundation every year, and when it stops doing that job, the damage does not start at the ground. It starts at the roof edge.
Here is the sequence, and it is the same on almost every failed gutter we inspect. Water backs up at a clog or a sagging section. It sits against the roof edge instead of draining. That standing water works under the drip edge and into the fascia board. The fascia softens, the gutter hangers lose their grip, and the section pulls away from the house. Now water runs behind the gutter every time it rains, soaking the sheathing at the eave, the most vulnerable part of your entire roof.

By the time a homeowner notices a stain on a bedroom ceiling, the eave has usually been wet for two or three seasons. We have replaced roof decking on homes where the shingles still had a decade of life left, because the drainage failed and nobody looked up. A roof rarely dies of old age in Illinois. It dies of water sitting where it should have been moving.
The short version
Gutters protect the roof edge, the fascia, the soffit, the sheathing, the siding, and the foundation. They are the cheapest part of that list to maintain and the first one to fail. Keeping them working is the single highest-return maintenance item on a Chicago-area house.

What a bad storm season does to gutters, and what 2026 showed
Gutters take the brunt of severe weather, and 2026 gave northern Illinois an unusual amount of it. The National Weather Service logged a derecho on June 10, a regional tornado outbreak on June 11, and a significant flash flood event on July 4 that dropped more than 6 inches of rain in spots and flooded parts of the western and southern suburbs. Then came July 27.
On July 27, the NWS confirmed seven tornadoes across the Chicago area, including EF-0 touchdowns in Wheaton, Glen Ellyn, and Downers Grove. Straight-line winds ran 60 to 80 mph along the I-355 corridor, and hail reached 2.5 inches in Westmont. That combination is specifically hard on gutters: wind rips sections loose at the hangers, hail dents and perforates aluminum, and falling limbs crush runs and tear downspouts off the wall.
Then came the rain. On Saturday, August 1, a slow-moving line of storms dropped about 3 inches on Clarendon Hills in roughly two hours, with 2 to 3 inches from Downers Grove east to Elmhurst and up to 4 inches in eastern Kendall County, according to the Chicago Sun-Times. Clarendon Hills reported impassable roads, flooded yards, and basement flooding. I-55 at Joliet Road had water across all lanes. Downtown, Lollapalooza delayed its gates and cut sets short two days running.
Here is what matters for your house: a gutter system that was merely marginal on July 26 was overwhelmed on August 1. Storm debris from the 27th, meaning shredded leaves, small branches, and shingle granules knocked loose by hail, washed straight into gutters that were already full. Four days later, three inches of rain arrived with nowhere to go.
What western suburbs homeowners actually reported seeing

Your gutters were sized for a rainfall pattern that no longer exists
This is the part almost nobody accounts for. Standard 5-inch K-style gutter with one downspout per 35 to 40 feet of run has been the residential default for decades. That sizing assumes a certain intensity of rain. In Illinois, that assumption has been moving.
According to the Illinois State Climatologist at the Illinois State Water Survey, total annual precipitation across the state has risen about 5 inches over the past 120 years, a 12 to 15 percent increase. More to the point for drainage: the number of 2-inch rain days in Illinois has increased by 40 percent since the beginning of the 20th century, and northern Illinois has seen the most change in summer.
A 2-inch rain day is exactly the kind of event that overruns an undersized or partly clogged gutter. So a system that handled your house fine in 2005 can be genuinely undersized now, without anything about the gutter having changed.

The practical fix is not complicated. On homes with long roof runs, large roof area, or a history of overflow, we size up to 6-inch gutter with 3×4 downspouts and add a downspout rather than stretching the existing ones. It costs modestly more at install and it is the difference between a system that keeps up and one that does not.
How to check your own gutters after a storm, from the ground
You do not need a ladder for most of this, and you should not get on one. Do this on a dry day, then again while it is actually raining, because the second one tells you far more.
On a dry day
- Walk the perimeter and look at the gutter line. It should be straight. Any dip, sag, or section that has pulled away from the fascia means the hangers are failing or the wood behind them is soft.
- Look at the fascia board itself. Peeling paint, dark streaking, or a wavy surface means water has been running behind the gutter.
- Check the downspout splash blocks. A pile of dark sandy grit is shingle granule loss. After a hail event, that tells you the roof surface took a beating.
- Look for dents and dimples in the gutter face. Hail that dents aluminum gutter almost always bruised the shingles above it.
- Check where the downspout ends. It should discharge at least four to six feet from the foundation, not straight into the ground beside it.
While it is raining
- Water spilling over the front lip means a clog, a sag, or a system that is undersized for the flow.
- Water running behind the gutter, down the fascia and siding, is the most urgent one. That water is reaching your sheathing.
- A downspout that trickles during a downpour is blocked, usually at the elbow.
- Water fountaining out of a seam or end cap means the joint has opened.
One caution. Do not climb up to check this yourself after a storm. Falls from ladders send tens of thousands of people to emergency rooms every year, and wet roof edges and loose gutter sections are exactly the conditions that cause them. Fascia, Soffit, and Drip Edge
The parts the gutter attaches to. If the fascia is rotted, a new gutter hung on it will fail the same way the old one did. We repair the substrate and set drip edge correctly so water enters the gutter instead of running behind it.
Signs it is time for replacement rather than repair: frequent clogs despite cleaning, gutters pulling away from the house, visible rust or cracks, water damage around the foundation, peeling paint on the trim, or rotting wood at the fascia and soffit.

A note on insurance
Gutter damage from wind and hail is often covered, and it is frequently missed on the first adjuster walkthrough because gutters sit below the roof line. Can gutter problems really shorten the life of my roof?
Yes, and it is one of the most common ways roofs fail early in Illinois. When a gutter clogs or sags, water backs up against the roof edge instead of draining. It works under the drip edge into the fascia and the sheathing at the eave, which is the least protected part of the roof deck. We have replaced decking on roofs with a decade of shingle life remaining because the drainage failed first. In winter the same backup feeds ice dams, which push water up under the shingles.

Start from the ground. How long do seamless gutters typically last in Illinois?
Aluminum seamless gutter generally runs 20 years or more here when it is installed with proper slope, hung on sound fascia, and kept clear. What usually ends a gutter’s life early is not the aluminum. It is hanger failure into soft fascia wood, damage from ice dams, or impact from hail and falling limbs. Downspouts and hangers often need attention well before the trough itself does.
Do I really need gutter guards, or is it just a sales pitch?
It depends on your trees and your roof. On a home with mature oaks or maples overhanging the roof, guards pay for themselves in avoided cleanings and avoided overflow damage. On a home with no tree cover and a simple roof line, they are optional. Guards reduce cleaning, they do not eliminate it, and any company promising a gutter you will never touch again is overselling. We will tell you plainly which category your house falls into.
My gutters overflow in heavy rain but they are not clogged. What is going on?
Usually the system is undersized for the water it is being asked to move, or the downspouts are too few or too small. This has become more common as heavy rain events have gotten more frequent: the Illinois State Water Survey reports 2-inch rain days are up 40 percent since the early 1900s. The fix is typically 6-inch gutter with 3×4 downspouts, or simply adding a downspout to a long run. Slope is the other suspect, since a gutter hung flat or backpitched will overflow at the low point no matter how clean it is.
How do I know if my gutters need repair or complete replacement?
Repair makes sense for a single leaking seam, one detached section, a damaged elbow, or a downspout that came off in a storm. Replacement is the honest answer when the fascia behind the gutter has rotted, when multiple sections sag, when the system is sectional and leaking at several joints, or when it is simply undersized for the roof. The tell is usually the fascia. If the wood the gutter hangs on has gone soft, re-hanging the old gutter on it just repeats the failure.
Will my insurance cover storm damage to my gutters?
Wind and hail damage to gutters and downspouts is often covered, but it gets missed on first walkthroughs because adjusters focus on the roof surface. Ask for gutters and downspouts to be itemized separately in the scope, and photograph dents and detached sections before anything is repaired. Check the wind and hail deductible on your declarations page too, since most Illinois policies now set it at 1 to 2 percent of dwelling coverage rather than a flat dollar amount. We document everything with dated photos, which is what a claim actually needs.
Can you install gutters in winter, or do I need to wait until spring?
We install year-round. Aluminum gutter can be fabricated and hung in cold weather, and sealant products rated for low temperature handle the joints at corners and outlets. The genuine winter constraints are ice on the roof edge and safe ladder footing, so we schedule around conditions rather than the calendar. If your gutters failed and ice dams are forming, waiting until spring is usually the more expensive choice.

Sometimes they are not, and our range for most gutter work sits below typical local pricing. Where we cost more, it is usually because the estimate includes fascia repair the other quote left out, heavier gauge material, hangers at 24 inches instead of stretched further apart, or a downspout the other bid did not add. Our field crews are also paid about 20 percent above market, which is how the same people are still on the truck years later. The estimate is itemized so you can see exactly what the difference is.
How long does a typical gutter installation take?
Most single-family homes are done in one day, including tear-off of the old system, any fascia repair, fabrication on site, and cleanup. Larger homes, multi-story runs, or projects with significant fascia and soffit work run into a second day. Your written estimate gives the timeline up front so there are no surprises.
What happens if you damage my landscaping during installation?
We protect beds and plantings before work starts and we clean the site at the end of every day. If something does get damaged, we make it right. That is the short answer and it does not come with conditions attached.
